    1. 6218 St. Joseph Drive, Denice Skiba

      A  4’ variance request to Ordinance No. 1106.02 Driveway Construction

      To allow the proposed replacement driveway extension to be 1’ off the south

      side yard lot line

       

    2. Erie Bank, 4141 Rockside Road, Four One Four One Alliance, property owner

      To allow the construction of a free standing 6,000 square foot bank with corporate    offices;

      Variances required to Ord. 974.03 Area; yard; Height; Sales Area Regulations and

      • Proposed building will be setback 50.38’ from the public street and is required to be setback 300’; Requires a 249.62’ variance; and
      • The proposed building will be setback 51’ from the neighboring Residential lot line and is required to be 150’. Requires a 99’ variance; and
      • The proposed trash enclosure will be setback 26’ from the neighboring residential lot line and is required to be 150’. Requires a 124’ variance; and
      • The proposed parking area will be setback 25’ from the neighboring residential lot line and parking areas are allowed within 50’ of a residential lot line if that 50’ buffer is only used for a landscape buffer and fencing; the proposed 25’ parking area is required to be 50’.Requires a variance of 25’.
      • The proposed parking area buffer will be25’.Requires a variance of 25’.

        Variances required to Ord. 171.10(d) Location and Supplementary area regulations for signs in business districts

      • The proposed ground sign will be set back 15’ from the public street pavement and is required to be setback 25’.Requires a 10’ variance.

         

    3. 3220 Forest Overlook Drive, Sal Fillippelli
      • A variance request to Ordinance No. 963.02(b), Accessory Buildings or Uses, StorageShed, to allow the placement of an 8’x12’ non-fire rated storage shed in the side yard more than 10 feet from the side yard lot line and closer than 10’ to the home.

        (Applicant  required to submit distance placement of shed away from house

        prior to hearing of application)

         

    4. 6800 Drexel Drive, Mario Sutera
      • Variance request to Ordinance No. 997.01 Permit Required, Boundary Survey, requiring a boundary survey to have been performed in the last ten years when installing a fence; and
      • Variance request to Ordinance No. 997.03, Obstruction to View, to allow the installation of the proposed new fence to be forward of the rear building line.

        (Applicant required to submit the distance forward of the rear building line of the proposed new fence along with the distances between the proposed new fence and the abutting property owners along the fence line prior to hearing of application)

                    The Board will first hear testimony of the applicant for the variance.  Thereafter,

                    the Board will allow interested parties to be heard on the subject of the public hearing.**

The October 14, 2020 ZBA hearing is scheduled to begin at 7:00PM and will be held via teleconferencing and live-streamed on You Tube in accordance with Amended Substitute House Bill 197 eff. 3-27-2020.  **   Interested parties that would like to be heard on the subject of the public hearing will have access to provide such input during the hearing by telephone.  The telephone access number will be provided during the hearing at the time provided on the Agenda at Item 5 for interested parties to be heard on the subject of the public hearing.  Any person who would like to view the evidentiary material submitted in advance of the hearing to the Board may request a copy be emailed to them or picked up at City Hall them by contacting Teresa by email to law@sevenhillsohio.org or at 216-525-6237 with such request no later than October 13, 2020.
