Requirement:   Minimum 10’ setback across from residential

Proposed:        parking setback at the convenience store is proposed 2.1’ from the modified R/W due to an existing culvert crossing Broadview Road.

4)       Truck Docks:   variance to 970.05, Rear Yard Unloading Facilities

Requirement:   in the rear of the building

Proposed:        loading docks at the rear of the side (North) of the Meijer building

5)       Ground Signs: variance to 171.05C, Design Standards for Monument Signs

Requirement:   7’ above the finished grade

Proposed:         10’ from the finished grade, CS/Gas Station monument sign

6)       Total signage: variance to 171.09b1 signs in business districts generally, Maximum sign face area for business uses

Requirement:   Meijer main store 554.6 SF total

                         CS/GAS(for info only)  121.4 SF total

Proposed:         Meijer building total wall signs    583.7 SF

                         Meijer Monument sign                   55.3 SF

                         Total sign main store                    639 SF over by 15.2%

7)       Total Building Signage:  Section 171.09B2 signs in Business Districts Generally – Maximum sign face area for business buildings

Requirement:  Main Meijer Main Store front – allowed = 445.5ftx1.0 = 445.5 SF total

                        Main Meijer Store side – allowed           = 20% of front signage = 89.1 SF

                        Total Building Signage Allowed            = 534.6 SF

Proposed:        Building total wall signs = 583.7 SF (9.2% over total allowed)

8)       Wall Signage: Section 171.10A,  Location and Supplementary Area Regulations for Signs in Business Districts

Requirement:  Single wall sign shall not exceed 150 SF in total area

                             Proposed:       “Meijer” on main store 359.4 SF

9)       Canopy Signage: Section 171.10C Location and Supplementary Area Regulations for Signs in Business Districts

Requirement:   No sign shall be displayed on canopy fascia area, and fascia area shall be non-illuminated.

Proposed:        1˜16.7 sf sign, internally illuminated on North side of CS/Gas Canopy

10)   Ground Signs; Section 171.10D Location and Supplementary Area Regulations for Signs in Business Districts

Requirement:   25’ setback from edge of pavement, 25’ side setback from business lot

Proposed:        Gas Monument Sign 20.2’ from edge of pavement

                                                     Meijer Monument Sign 20.2’ from edge of pavement and 14.1’ from side yard of                      N. Business

11)   Building Height:  Section 970.01 Height Limitation

Requirement:   Max height 30’ or 3 stories

Proposed:        39’ max only at 2 entry vestibules
