   a.         7639 McCreary Rd., Richard and Doreen Dubsky

   • a 5’5” variance to  Residence Districts, Side Yards Ordinance No. 993.02(a) to allow the construction/placement of the proposed 12’x16’ deck to be 9’5” from the neighboring dwelling; and
   • a 7’5” variance to Ordinance No. 993.02(b) to allow the construction/placement of the proposed 12’x16’ deck to be 2’6” from the north interior side yard property line.

• a  variance to Ordinance No. 979.15 Off Street Parking, to allow 38 parking spaces for the proposed project, 6 parking spaces short of the required 44;
• a variance to Ordinance 979.13(E)(2)(v) to allow a proposed 45% transparency on the north side façade and a proposed 58% transparency on the west side facade less than the 60% transparency required by Ordinance;
• a variance to Ordinance 171.10(d), Ground Sign Quantity, to allow four proposed ground signs as depicted on the drawings that will exceed the one allowed ground by three;
• a 60.75 SF variance to Ordinance 171.09(b)(1), Maximum Allowable Sign Area for the Site, to allow a proposed 273.95 square feet gross area of all permanent signs as depicted on the drawings;
• a 17.15sq variance to Ordinance No. 171.09(b)(2), Maximum Allowable Signage Area for the Building, to allow the proposed 182.75 sq of building signage that will exceed the 165.60 sf allowed by Ordinance;
• a variance to Ordinance No.979.13(d), Neon Signs, to allow two proposed indoor neon window signs.

   

              c.         3001 Rockside Road, Arthur and Vanessa Hanus

• a variance to Ordinance No. 993.01 Residence Districts, Rear Yards, to allow the proposed addition to the rear of the home to encroach into the required 50’ rear yard setback varying from 0’ feet at the northeast corner of the proposed addition to 14.375’ at the northwest corner of the proposed addition.

              The Board will first hear testimony of the applicant for the variance.  Thereafter,
